The Akea AI Suite is proprietary software, designed, developed and owned by Akea HMS and used only inside Akea. It reads every night audit, keeps the books, pays the bills, schedules the teams and answers questions in plain English, on the web and on the phone.

Not licensed and not sold. The Akea AI Suite is our own platform, and every Akea hotel runs on it.
Every module was built by our team for the way we run hotels. We own the code, so we decide what it does next.
AI reads night audits, invoices and statements, flags what looks wrong, and answers questions about your own numbers in plain English.
When a general manager or a housekeeper asks for something, we build it into the software and every hotel gets it, with no vendor roadmap to wait on.
Inside the software
Modules
Each night’s reports arrive by email, by a one-click printer on the front-desk PC, or by scan. Akea reads them, checks the totals, files them to the right hotel and flags anything missing or late.
Occupancy, ADR and RevPAR against last year and budget, for one hotel or the whole portfolio, with on-the-books pickup and pace so you see the month coming.
A full general ledger built on the uniform system of accounts for hotels. The daily income journal posts itself from each hotel’s transaction codes, and financial statements are always current.
Forward an invoice and Akea reads it: vendor, hotel, amounts and line items. It codes the expense, routes it for approval within each person’s limit and pays it by bank transfer or printed check.
Live bank feeds or any statement file. Deposits are matched to the night’s expected cash and card totals, with each hotel’s own tolerance and card fees, so reconciliation is mostly done before anyone looks.
Room assignments, daily tasks with before-and-after photos, and problems reported straight from the phone. Minutes-per-room (MPR) tracking shows labour against occupancy every day.
Schedules by department, clock-in by phone or a tablet PIN at the hotel, overtime rules that follow state law, and timesheets approved and exported for payroll.
Ask a question the way you’d ask your controller: “How did Fort Worth do last weekend?” Concierge answers from your own data, and only the data your role is allowed to see.
Calendars, meetings and video calls sit beside the work they’re about, so a deadline, an inspection or an owner call is one click from the numbers behind it.
Permits, licences and insurance with expiry alerts at 90, 60, 30 and 7 days, and a private document vault with share links that expire, need a password and can be limited to a set number of opens.
An owner suite with each investor’s hotels, documents and distributions, a one-click lender package, and construction budgets and draws tracked from the same books.
Staff see their schedule, clock in and finish their tasks. Managers approve, get alerts and check the night’s numbers from anywhere, on iPhone and Android.
Security
People see the modules their role permits, at the hotels they’re assigned to. The database itself enforces it on every row.
Sensitive roles must use a second sign-in step, and every money decision follows approval limits.
Akea keeps only the last four digits of tax IDs and bank accounts, and never stores guest names or card numbers from folios.
